Buying a home is an important investment you should put your time and effort into. Before you make your final selection, one of the things you should focus on is its many expensive features. These include the plumbing, electrical arrangement, HVAC system, and, of course, the roofing system.
As one of the top local roofing contractors, we prepared a checklist of the various roofing facets you must consider when shopping for a new home.
Age of the Roof
One of the very first things you should do when inspecting a prospective home is to ask for the roof’s age. The older it is, the more likely it is to undergo regular repairs or be replaced sooner. You can also determine this by giving it a quick inspection. Check for any signs of mold, worn-out spots, and missing shingles. If you are looking to purchase a property with an older roof, make sure you factor the cost of replacement into your budget.
Roof Ventilation
Also, see to it that the home you are looking to buy has a roof with an adequate ventilation system. Check if it has vents on the roof’s eaves and ridges. If so, then expect the roof to perform well in keeping your indoors comfortable in the summer and preventing moisture accumulation inside the attic in the winter. Roof repairs are less likely if it has proper ventilation.
Gutter System
A functioning gutter system should direct rain and melted snow away from the property, protecting the home from the damaging effects of moisture. Make sure you check it as well as you do a quick visual inspection of your roof. Are the downspouts, gutters, and drainage pipes intact? Does it have gutter covers installed?
